Back in December I wrote about how San Marcos home values have continued to appreciated over the last year . Well, it looks like the Northern part of San Marcos has experienced a slight depreciation in Existing Single Family Home Sale; while the areas south of HW78 had double digit appreciation to bring the overall sale prices into positive ground.
In January of 2007, the 92069 zip code of San marcos had 17 Sales with a Median Sale Price of $515,000 for a 3.7% depreciation.
The Good News is…
Existing San Marcos real estate in the 92078 zip code appreciated 10.2% in January of 2007. Last Month, there were 26 total Existing Single Family San Marcos Homes Sold for a median San Marcos Home Value of $652,500. In addition, there were 11 San Marcos Condo Sales in the 92078 zip code with a median price of $430,000 which was 11% higher then January of 2006! When you take into account the New construction in this area of San Marcos which accounted for an additional 14 transactions at a median sale price of $752,250 (which was 1.3% higher then the average sale price of new homes in January of 2006).

The office of Federal Housing Enterprise Oversight (OFHEO) announced that conforming lona limits for single-family mortgages will remain at $417,000. The same level that was established in 2006. The conforming loan limit determines the maximum size of a mortgage that Fannie Mae and Freddie Mac can buy or guarantee. Therefore, these types of loans have traditionally had LOWER interest Rates.
“By leaving the conforming loan limit un-chenged California Home Buyers are being Shortchanged,” says C.A.R. President Colleen Badagliacco. The median price of a home in California exeeds the national median by 79%, yet California is not recognized by OFHEO as a “HIGH COST” State? What are they thinking? Alaska, Hawaii, Guam, and the U.S. Virgin Islands ARE recoginzed as ‘high-cost’ states. Currently California has the third Highest Home prices in the Nation, compared to Hawaii at number 7 and Alaska at number 39! Once Again, WHAT is the OFHEO Thinking?? San Diego CA. - I reported the other day in a post titled “Southern California Home Buyers are being Duped!”, that California State Unemployment rates were at 5 year lows and that the media was failing to report this great news…
Well I was wrong. The newest figures are out and California Unemployment rates are at 30 year lows!
San Diego County unemployment rates dropped to 3.6%. The San Diego County unemployment rates have NOT been this low since last December, according to the states Employment Development Department. On a seasonally adjusted basis, California ADDED 9,300 Jobs in October and 17,900 Jobs in September. With 5 of the state’s 11 major industries adding workers last month. Why is this not being reported??? Is it because the media has been saying we are either in or heading for a recession for the last 6 years? So what is being reported?

San Diego,CA—-Southern California Home Buyers are being DUPED by those same knuckle heads in the media who showed the consumers how to “Get Rich Quick” through Day Trading. This Day Trader mentality will price many home buyers totally out of the Southern California Market unless they take advantage of this Current Buyers Market! A quick look at San Diego Home Values will show you what I am talking about… A total of 35 Zip codes in San Diego County INCREASED in Value over the last 12 months.
All any Potential Home buyer really needs to look at if they are planning on buying a home is will they be living in that area for at least 5 years and if they can afford the payment. Long term Rent will increase, Home Prices Will Increase, and interest rates Can’t stay at 40 year lows forever. So, if a potential home owner is like 80% of the Southern California Population, they will live here for the rest of their lifes. Does ANYONE really believe that prices will go down long term?
Yes, Virginia we are in a Buyers Market and there are a lot of Great Deals out there! Market conditions are ripe to continue expanding says local Real Estate pro, Bob Crain. Last month was the slowest October for Southern California home sales in a decade and most Real estate experts are scratching their heads. Prices continue to remain stable and interest rates are close to 40 year lows. PLUS we have a 6 year low in unemployment rates in Southern California AND a 5 year low in unemployment rates for both the nation and the rest of California. (more…)
